Stone Harbor & Avalon Real Estate Market Update As of May 15, 2012
Last May’s Issue of Hugh’s News, my update started off with, “ We are beginning to see signs of improvement in the Stone Harbor-Avalon Real Estate Home Sale and Rental Market. The improvement was slow, however in the second half of 2011 there was marked improvement in units SOLD. The momentum continued through the winter months, partially because of the very mild weather, and has continued through the first 5.5 months of 2012. More homes and condominiums have SOLD and areUNDER CONTRACT than this time last year.
HAS THE MARKET HIT BOTTOM???? There are definite signs that it has with the increased number of sales this year to date, plus the fact that there have been a number of multiple offers on some properties as well as some properties selling for more than the Real Estate Community expected. With the amazingly LOW mortgage interest rates and the excellent supply of sale listing inventory, DON’T wait if you are looking to buy a vacation home at the bottom of the market. IT IS HERE!!!!
POSITIVE REAL ESTATE NEWS HEADLINES….The Press of Atlantic City – April 20, 2012 – “Existing Home Sales up Across The Region.” USA TODAY – May 9, 2012 – Forecast Sees Annual 4% Rise In Home Prices.” It has been a long time since we have seen positive media coverage of real estate. There is definitely a sign of improved confidence from buyers for vacation homes. I am not sure we will see a 4% annual rise in home sale prices in the next year or two, but the fact that the media is promoting this will definitely help in the turn around.

Along with this there are more homes UNDER CONTRACT to close in 2012 than there were during the same time period in 2011.
